Over the course of that time I will never have to purchase chemicals, have significantly less wear and tear on my pool pump and pool heating elements, and overall have less corrosive activity in the cabin pool room itself with things like door hinges, some furniture, and anything metal rusting prematurely.

IRA will be taxable, and you would have to pay penalties for premature distributions. 

If he wants you to manage the remodel, then draw up a contract and have him pay you, potentially out of the proceeds of the sale....I'm sure its worth getting onto Title and gumming the chain... 

If you're unable to get coverage from other insurers and you do not want to prematurely replace the roof, I'd suggest looking into a Citizens insurance policy. 

In theory, you could still possibly sue the Seller and gum up the works for awhile.  

My point is sometimes items need premature replacement and other times, they last longer. 

Most service providers like plumbers would jump at the opportunity to come back when a premature failure occurs.
