I find that the good brands hold color quite a while, I prefer BEHR marquee from Home Depot, a true one coat paint (for most colors).

Second would be once you determine a market, then connect with a local real estate agent, preferably one who is an investor is better and he could help connect with contractors, title companies, wholesalers, etc...

If I have several options, I would prefer a HELOC with no initial draw requirements (i.e. to establish a literal line of credit that I have no specific short term plans to use), i.e. not something like the better.com HELOC. 

El Paso cash flows beautifully with minimum down payment and has plenty of choices.

If you want better cash flow, 35805, 35810, 35816, and 35811 are likely the choices. 

So thanks to the people that helped me adjust my mindset in literally one day of interacting on here.I went into my Followed Forums and removed Starting Out and Wholesaling from that preference.

I also agree that networking with brokers is useful, I was a broker for 15 years, but the choice isn't between networking with brokers or joining a mastermind to network with investors.

It's personal choice. 

I'd prefer 30 year fixed rate debt at 7% over this arrangement unless there is something that I am missing.
