And I could just run onto the plane with never lugging a bag .. hotel at the time was 100 bucks or so a night and you had to check in and all of that... so paying utls was a little more than having the hotel room..

If the house is in the flood plane, it will flood eventually.

I know I always planed this happening, buy these cheap property's gain equity and cash flow.

@Ragnar, please do not judge all syndicators via this one example.Most good syndicators will not only include these financial projections but also identify that all investments have some degree of risk and would not recommend investing outside your means.We also share our underwriting and walk investors through our model.This has worked for us since the vast majority of our investors are in multiple deals with us.Flashy "Moghuls" have to get their multitude of planes and cars paid for somehow (guessing by the partnership).

Personal property like stocks and heavy equipment, planes etc no longer qualify.The exception to this would be Delaware Statutory Trusts which have been specifically blessed by the IRS as 1031 replacements. 

I am thinking that buyers here won't even care about cracks considering that the other option is to live in a flood plane or paying too much for a perfect home. any thoughts?
