I did some research an came across asset based lending an reached out to a lender an he stated that your Fico score dosent play a role.

@Anh Nguyen Most Detroit duplexes have separate electric and gas meters, so tenants pay.Only one water meter, so owner typically pays.Monthly cost really depends on tenant use, but would estimate $80/month

In a nutshell, even though the actual loads (ie: Btu/hr) of the water heater, cooling, and heating system, are not anywhere close to that - my guess is that Title 24 dictates what the supply capacity (ie: the NG lines typically for the water heater and furnace) must be. 

I am thinking’s ng of doing some Airbnb at the same time S.O. was another great suggestion.
