One other point I have is to make sure the bathroom has a good proper sized exhaust fan, steam moisture does more damage then anything, I also try to have the overhead light wired with the fan so when light is on, so is fan, saves those tenants who cant get the point of the fan or that it actually needs to be turned on to work.My home bath I installed a push button timer switch that has different settings ( 10,20,30 etc) saves the kids from leaving it run all the time.

Try Restore from Stonetech Pro (DuPont). its a self neutralizing cleaner.You could also find a company that steam scrubs your tile and grout to clean it which will be the safest and best way.Also there is Sulfamic acid crystals which are not as bad as muriatic.* to neutralize muriatic acid just pour some baking soda powder into it, stir and it will neutralize it.You should wear a respirator or mask while working with or neutralizing muriatic acid to avoid breathing in fumes

Pay this one or charge them, that's up to you; but next time put it in the lease that the tenant must have the carpets professionally steam cleaned and provide receipt at the end of tenancy.

Once upon a time, we could decommission USTs here - they would pump-out an contents; steam clean the tank, then fill the tank with a form of concrete - but now they must be removed and any contamination remediated.
