Prime Day has a tendency to cause some difficulties due to the massive number of items with many different sales algorithms.

There are relatively new conventional loan programs that  allow as little as 5% down payment  on the purchase of an owner occupied  1-4 unit property so hopefully this helps conserve  your capital  This was a massive move for us when we bought our duplex in December.

Unfortunately, ACs are not massive ROI movers, because people just expect them.

What we are seeing is a massive increase in the number of properties for sale which has resulted in more competition between sellers and more of a balanced market than we've seen in a long time.If we continue to have a high number of properties for sale and a shortage of active and able buyer's then we should have some really solid buying opportunities even if the overall market doesn't drop. 

While some people are forced to invest OOS, and sometimes it makes sense, I think for most investors, staying close to home solves lots of problems and Warren Buffet says invest in what you KNOW.

This book offers a non-traditional approach to a mindset shift that is conducive to producing massive results.The Richest Man in Babylon also isn't real estate specific but reading this book multiple times on your climb up the financial ladder yields different perspectives.

This bill that would hugely increase property taxes for STRs (after they just took a massive jump for all residential properties) just passed committee and is headed for the legislature. 

Currently, I am not in a massive rush to get a loan on this property, but I would jump on it if interest rate were low.

I've had to chaop down a massive oak that cost me about 5K to remove but other than that, not too much.
