Zoning, subcontractors, mother nature, P/I during construction and rent up, your loan doesn't get "fixed" until after construction, material inflation, etc, etc, etc.You have taken most of the risk off the table with family financing and family construction. 

You can bring cash to the table to facilitate the refi by using savings, loan against 401k, and/or getting another loan against some other asset. 

The upstairs loft is underutilized..its just another living room, you need to do something very different there (adult games, poker, pool table, bar etc perhaps?)

Don't let that time table of summer 2025 make you take a deal that is not the right one for you.

So I have posted " many say they want to network" but ok, what do you bring to the table? 

I am VERY certain I have made some (or many) mistakes or left money on the table or overpaid etc... but all of these deals are cash flow positive after all costs + vacancy and maintenance. 

I also have 10-20k cash to bring to the table.

How the owner is going to allow them to take ownership by letting them pay back taxes even though they have a sizable offer on the table. 

That table is wild – would love to see the same for HOA insurance specifically.
