If you want to keep the architectural attractiveness of the house, it usually runs a bit more expensive.  

Laminate flooring in main areas with carpet in the bedrooms. 4 bedroom, 2 full baths, and the basement will have a full bath roughed in as well as a wet bar rough in. 1 egress window in the basement for a future bedroom.

I think the ultimate situation for what I described above (not the plan, but a possible outcome) could look like this:Rent main house by the rooms while constructing ADU.

You'll lose rent while property is vacant, and you'll probably have to do more repairs to attract a new tenant than you would to keep the current tenant.Is all that worth requiring a tenant to use one specific payment platform?

I mainly bought it for the land, do not intend to rent it out for cash flow or what not.It is currently occupied by the previous owner.

We haven’t really felt the effects of it yet but I think that is mainly due to the timeframe it takes for them to process claims and emotions from the devastation.

We then moved to a different state (from Arizona to California) but we knew it would be temporary so we kept our house in Arizona and we rented out the main house as well.  

I have Regrid ( I use it mainly for land), its 10 bucks a month and they have vacant property information they pull from the USPA.
