I love the idea of adding a touch of luxury to make it feel like a high-end haven, like a fancy Jacuzzi bath, just to name one.

For me, I knew I wanted to work on building out a listing business for luxury homes so I got to work cold calling luxury home owners and building my brand as a luxury agent.

There are good opportunities without deploying huge capital or there are luxury options.

The demand is high, with people from New York City investing in homes ranging from $350,000 to $750,000 for more luxurious properties.

In fact, we have far more repairs & maintenance in our "luxury" properties than in the small, one bedroom "budget" properties.  

Furthermore, I'm not sure (at least in this area) we have the luxury of keeping single family zoning areas low density.

You can certainly find a a builder grade vanity for cheaper than $500 at Home Depot, but you can also spend $2k+ on vanity if you are buying a ultra luxury/custom vanity.Our $500 "allowance" for the vanity is meant to be a starting point of what we think is reasonable for an average grade vanity on a typical mid-grade house flip.

But that's a luxury to be able to decide that's what you want as I couldn't have done that without the 'bad area' properties helping to get me to this spot.
