Hello, I am new to the community and this is my first post.I secured a multi family lot to build approximately 16 condo units on.

I've been thinking of purchasing a lot to build a 3 unit building made out of shipping containers.

That's a lot to ask of a complete stranger!

Some parts of the country it makes sense and some investors will have different uses or ways they are willing to pursue.An Investor has a lot to consider upfront and during their due diligence period buying real estate.

Your input would mean a lot to me.

Depending on location they can cost a lot to replace but when you factor in what you save from paying sewer bills it’s cheaper in long run.It would not stop me from buying a house

Along with the other ways to acquire properties you mentioned such as Sub To or assumptions.It's tricky because there is a lot to flipping and acquiring real estate and financing that I'm (unintentionally) ignorant about.Lots to learn.

So while the top 15% of investors strike the location jackpot, most are not and that appreciation has also been eaten up by the afforementioned.

I will invest capital to subdivide with the county, engineer the land and run sewer/water to the lots for resale and potentially keep 1 lot to build a future house. 

I'm looking to get into the MF arena but have a lot to learn.
