Running comps is more art than science and there is no single formula to adjust upwards or downwards as every market has its own norms and the same can be said for sub-markets within that market.

Recently, I really enjoyed Crushing It, Miracle Morning, Four Hour Work Week, Drive, and Subtle Art of Not Giving a F*ck.

The markedly liberal judge assigned at random to the case takes one look at her, one look at whatever quickie LLC you might have formed to buy the place, and decided that the LLC doesn't own the property, you do, and YOUR assets are up for grabs.

Because I had (almost) a full ride to a private art school and I ended up going to jail, and I always told myself I ruined my entire life by doing that.

Or set it up like a little art room or office nook.
