As you already know, there are Many things to consider when purchasing a property, but I'd like to suggest -- don't let the details bog you down so that they keep you from moving forward on your plans ..... just figure out a way to make your mind ready for the challenges and get ready to make some adjustments and changes where your plans might not always be going how they were invisioned, but do this while keeping your dreams in view and keep up the action that helps you to keep moving forward, toward making something happen (even if it's babysteps).

In Richmond, there are like 3 ghettos I wouldn't step foot in, about 2 blocks away from $300K-$500K+ houses near the coolest part of town, tons of restaurants going up, and somehow there is an invisible fence that blocks bad activity,  so  I wouldn't immediately say it's not a good area... but without knowing the area, I'd say 70% chance bad area, 30% good area.

Totally makes sense and the invisible hand has accounted for this accordingly and as a result you don't get a premium price for having a W/D and thus with 0 increased revenue, its only an expense.
