I have industrial suites that range in size from 700, 1,200, 1,800, 2,500, 4,000, 8,000, 12,000, 20,000 and 25,000 sq ft. 

Here is the wholesale rate range at 85% loan to value.  300K purchase price using Jacksonville as the property's city. 

Selling I'm sure would crush, it's just whether there is inventory to buy and what rate you would sell out of and into.

In the past year or two we see lots of rentals and investors and rent prices hYou can probably find a place in Waco in your price range.

The ground floor has gas hookups for a gas oven and that floor has its own gas range/oven and kitchen which is also controlled by a ground floor sub-panel also with access to the backyard and to a lower cellar area where they have their own washer dryer and storage area.   

We looker at few houses/Condo under $200k-$250k and saw few online in that range.

If you want more cash flow deals you may want to look outside of Boston and test out some new markets where you're hitting closer to the range of returns you're looking for. 

I think there definitely is still room for appreciation but with a lack of opportunity, inventory wise.

In my opinion if you could get the 10-pack in the 600-615 range (assuming due diligence irons out), then they could hit that 10% CoC as-is.
