Some investors appreciate having a tenant in place as there will be instant income, but others prefer to put in their own.

Does it just become instantly 100% taxable like a withdrawal or is it worse?

I am dealing with this now in a new apartment building acquisition in Berwyn, and my strategy is to "fire" any of the non paying tenants instantly so we don't have to deal with the drama.

Yes, you can send $1m (or $1b) in crypto  almost instantly at the tap of a button, but how do you get that $1m INTO Crypto -- and then how do you get it OUT.That was the problem I was solving with a company I owned back before BTC even hit $100. 

In this day in time with instant communication there is no reason for the delay in your property manager contacting you. 

I can instantly be diversified into hundreds of loans for a much lower minimum, and I don't have to continually do due diligence every time they come due.

Also I would like to give him protection against the initial cash outlay which becomes instant-equity in the home (i.e. the down payment + renovations). 

That put an instant itch in me---I needed to do it again!  

We are not the best lender for every investor (although the more traditional types of funding we extend can and do work for most deals) Interestingly it does not seem to matter how many success stories we publish, case studies we produce, documented deals we list,  legitimate positive reviews we receive - there are those who instantly believe anything negative they read online and dismiss all of the positive.
