I've done plenty of deals without and agent, off market not even on the MLS but I'm one of those wholesalers that did things properly, had qualified buyers before even reaching out to sellers and strictly stuck with assignments.Biggest problem is so many "wholesalers" barely have the understand of a deed or what title insurance is so there's an immense amount of knowledge they need before hand which can just be provided to them by getting a license!

So if I understand correctly, RWN brought shady deals to their investors, watched them invest without proper due diligence and investors got screwed?

I underestimated utilities in my early years, so I ensure those are properly captured (electricity, gas, water and trash).

Additionally, ensure that all necessary notices for filing an eviction have been posted and properly documented in your records.

I don’t know the guy and I almost feel sorry for him… Of course, if he is an imposter then I suppose the OP is on the hunt for frauds.I’ve never invested in a Syndication so my scam alert radar is not as sensitive as someone who has more experience in this method. 

@Nathan Harden- agree about OH ....I went to school at Miami U and lived in columbus area for a few yrs  ...many friends that still live there ......I live in Seattle proper ( near  Magnusson Park ...also  own  2  properties in Mason County ......father in law lives on  close to 10 acres close to downtwon Medina so we will be dealing with  figuring out the  best thing to do with this  as he gets  older ( he is  83 now) ...stay in touch

BUTTTT there is sooooo mcuh garbage out there that you'll have to sift through to find the gold and then you have to learn it, put it in proper order, THENNNN take action. 

If your exchange is not done properly or your funds are not safe you are going to kick yourself for trying to save $500.
