But I'm gathering that this may be a fools errand if the house is not appreciating.

I live in the Denver, CO metro area and have become very interested in REI through house hacking my first home purchase last summer in the Littleton area.

My local municipality is changing ordinances to be far more restrictive, and I notice a number of houses up for sale that were STRs.  

I noticed you are interested in house hacking. 

One of the biggest mistakes newer investors make is over-rehabbing houses and spending too much money on these low ARV homes.

I landscaped a 40 foot x 7 foot walkway on the side of my house(where I house hack) in 2024.  

Investor who bought house next door to me said he is having difficulty finding "good" tenants.
