Can you suggest an insurance company and contacts for our rental houses?

Buffalo, New York, has once again been named the nation’s hottest housing market for 2025, marking the first time a city has held this title in consecutive years.

If the house has all major components in working order a few cosmetic items doesn't make it not livable.

Lower property taxes, affordable housing compared to LA (CA buyers are usually cash buyers because what they net from their smaller home in CA can get them a bigger home here, often covered by what they net from their CA sale), allergies (smog), and politics. 

Hi Meghan,   My wife and I live in Coon Rapids, but have 2 rental houses in Duluth that we rent to college students.

They get a higher return since they are covering housing cost, have the $250k per spouse primary residence deduction in gains, is a savings account, higher leverage position, lower interest rate possible, will pay more premium for location, etc.House might be overpriced for REITs but not for home owners.  

Have you made a research on house prices, rehab costs, time on the market to sell and etc?

Any general advice is much appreciated.You should house hack to start.
