I work for a property management company in Milwaukee, a very hot rental market currently.

That's easy compared to trying to fight and erroneous $13k water bill (a real issue we had) or an insurance policy tripling (that too).

Depending how much of the neighborhood is a hot zone for renting rather buying, and which Property type is performing better than the other (meaning 1bd 1ba 2 floor renting out faster and much more consistently than a 2bd 1ba 1 floor), you can make your choice of those factors as well as other ones that impact your decision for what you wanna do with your investment.

We fixed the foundation and the flat roof issues with pooling water, and rents didn't meet the mortgage just yet.In 2023, we finally started to cash flow.

Properties with no pool definitely suffer through the hot summer months.

., especially in such hot FL market.

This is a beautiful house - rehabbed/looking new and fresh - walking distance to the water etc, yet low gross yield  compared to Byrd (???)

Maybe the P trap under the sink is not filling with water correctly and allowing sewer gas to come back in.  

That would mean there is an approved site plan that includes roads, water, sewer, storm water, curb, gutter and any required buffers.

Florida's beaches may be legendary, but its real estate market is scorching hot too!
