Hi Aj, If you are brokering this yourself, I would ask for the lender's rate sheet and look at the loan level pricing adjustments.

In that they will detail the scales they use, including at which level of renovation it's possible to get things "reset" so it is appraised as if it is a new built property.

Apparently the water level in the bowls alone are too low.... and so the poo sticks to the porcelain instead of hitting water, and doesn’t flush away.

Haven't been there, but pay attention to the foundation - if the floors are level there no action needed.

Are there any local meet ups or websites on where to find more people who have a moderate level of experience meaning they are  somewhat experienced but still looking to collaborate and network with more inexperienced investors like myself.
