I have been on the site for the past two days and already purchased two of Brandon Turner’s books as well as the Audible versions so I can just fully emerge myself into the world of real estate investing.

Luckily both sites collect the taxes for our place.Our little town did implement a 1% tax that I have to pay separately.

And preparing a building site and installing a driveway are further considerations if I even decide to build something there.

Depending on the zip code I was wondering could I gamble with them on a fix and flip or brrr.

I would like to start off by saying thank you all for providing such a wealth of knowledge on this site and via the podcast.

Here are two deal diaries of such setups -- one, a young couple who were living there and renting the place by the room, and the other, a young couple who were off-site but still rented by the room.It can certainly be done and is a great way to get your first place, have mortgage reduction (maybe even cash flow), and get some landlord experience.

Our rent-by-the room residents appreciate a lockable bedroom door, a private bathroom, sufficient on-site parking, a large refrigerator and a large washer and dryer (in order of most to least important).

Make sure you are using the estimated taxes shown at the Stark auditors site to check on them for next year as there are some significant increases coming!
