So we arrive at the property today, the AC was running the fridge had food in it and it was running.

I would also look at second hand or mom and pop appliance stores for replacement A/C units, fridge and the lot you can often get them really cheap if they have what your looking for. 

But I have them in mind as back ups for things that I can pay off in full like a washer & dryer, fridge,,stuff that might not cost more than $2k.

He was a licensed journeyman not master and was at the house about 2 hours and at first said it was her fridge causing the issue then later said it wasn't and  needed to go back and "troubleshoot" some more.

I buy my tenants a new fridge if they ask for it. 

Then the fridge goes out....go to Lowes or somewhere else and buy it on credit interest free. 6 months-12 months whatever, just pay it off.

Stainless steel fridge and range, heater 1 year old, hot water heater 4 years old.

The fridge are full of rotten food and maggots.
