The level of pain you experience evicting someone really depends on the state you live in.

Yes they require renovations at that level but with a little love I am still getting cash flow.

I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

Assets are performing well and hopefully in 4-6 years things will level off and we’ll see our return along the way at some point or at disposition.  

And I find many tenants in this class level really connect with it if there an ideal tenant.

It seems like there was a lot of hype at the government level but owner/occupied demand hasn't been what they thought it would be.

My property is in San Jose, CA and would be worth about $1M and the above insurance is at the same level as my homeowners and costs a little more (about 7% more).

But, even if someone was I would imagine the financing terms you can get a mid level furniture store would be much better then a hard money loan anyway. 

And networking will propel you to the next level.

Keep good track of communications and do not sink to his level if he gets nasty.
