The smell is finally gone, but I did notice all the smoke smell and stains are trapped in all the outlets, so they all need to be replaced too.

Would also check out your neighbors and recent sales to see what yards they have (or what landscaping, flowers, etc was done). 

Sometimes I deliver flowers, sometimes it's furniture, other times I just run a quick drop and hook.

I just read $4.50 foot to install copalum in swiches and outlets...but there are little purple boxes that are alternative type of pigtailing. 1970‘s track house is a good first rehab...its a modern house.

Just be aware of the downside.As to passive investing in a syndication, this is a very common outlet for people that have limited time, experience, resources, and/or relationships to invest in multifamily on their own, or simply do not want to invest in it on their own, opting instead for the investment sponsors to do all of the work. 

I have people that run it down to lightbulbs, each light switch and outlet cover is counted and figured in to their analysis. 17 pages of SKU numbers from Home Depot or Lowes, who they are having lay carpet and the cost they are paying.

When they send you listings to check out let them know why it's not a good fit for you, so they know how to adjust to your criteria.
