Respectfully, I don't understand the logic of resisting a $500 homeowner's policy to cover an $80,000 home.

All you are at most brokerages is another agent that might get one or two closings before they flame out.

Ionization are better for flaming fires; particle are better for smoldering smokey fires.So if there is an ionization detector in the LR then move it to a bedroom and replace it with a particle/optical detector and that might fix the problem.

Their resistance is they believe nobody has cash for a 10-20% down and that everybody has horrible credit.

No one can mitigate all risk, but I would rather have a chance at being wealthy earlier in life using debt (its what the FED does, and no matter what you think about it, or how you think it is going to end, if they flame out, I could care less if you own you property free and clear we are all in deep doo doo).If you use debt to no more than 70-75% LTV, in todays market, we could still have a correction and you would have an equity cushion.

While there are several manufacturers who use a wax-like coating on the edges that reduces movement and helps resist water penetration, It is a risk I wont take.

Either way, I had a problem solved, I just chose the path of least resistance.
