So this really depends on what is the underlying collateral.. is it C D class props that are going to be beat up and tough to sell ??

Yes, #1 isn't exactly true, but it makes a point that not every landlord and rental can expect to get an A/B class tenant.

Those four classes are where the majority of investors will buy rentals.
