The most successful investors don't have time to go to settlements and they are done via express mail. 

What you are expressing IMO is the market, and how hard it is to CF with a 10% down.

We typically get between 1 and 3 completed applications in a single open house (out of maybe 50 that expressed interest and maybe 5 to 10 to attend the open house). 

The tenants have been great and have expressed interest in renewing the lease - so again, very impressed!

I did find the 5 day turn to be an annoyance, but was not willing to pay for express payments (3 day turn) as they still weren't up to the level that erent provided.Being on Rentec now I REALLY like the system, especially for what value they provide for what Im paying.

For what express payments cost I’m getting one heck of a platform for 35 bucks at this point.

Peter has already covered this for at least Texas in my TAR a notice is not required if you are checking the condition of the property which makes sense bc then if they are not upkeeping the  property then they can tidy things up hide hole etc prior to you showing up.I will say I ran into problems with my current tenant on this they are NOT happy and expressed frustration that I would be showing up unannounced.
