As far as supply and demand, once many of the rentals shut down (if the county actually enforces the bill) then yes there would be more demand for all STRs.

Not all Section 8 tenants live in fear of losing their voucher; many are professional tenants and know it takes a diligent caseworker to enforce any action.

I only look to unconditionally enforce my early termination fee with an eviction otherwise I will negotiate with the tenant.

The city of Denver requires any Airbnb-like STR to be in your primary residence, and they're pretty good at enforcing that rule.-- When did you buy your house?

Now the city initially said they would limit the amount of days, but upon going down there and spending time with the city workers there (they are very nice) it seems there won't be enforcement on the number of nights rented out.
