That's the short answer.If you have a tax certificate, you must give written notice to vacate, then wait 6 months, and only then can you file an ejectment lawsuit.If you have a tax deed, you can file ejectment immediately.

I'm more of a "better to ask for forgiveness than permission" kind of guy, so I'm of the opinion that it works better WITHOUT permits, WITHOUT asking for permission, and getting someone moved in as quickly as possible, BEFORE the nosy neighbor calls the city to "investigate" your goings-on in your back yard, because once moved in, to get the person out is an eviction or "ejection" process, and that's much harder than prevention.

If buyer does not purchase title insurance, buyer will receive a Quitclaim Deed or equivalent, with no express or implied warranties of title.If the property is owner occupied, you are responsible for ejecting them after the sale.This can be tough to do.When you bid, you may be bidding against the seller, as they reserve the right to do this, on behalf of the bank.

You can file for summary ejectment without an attorney if you wish, small claims court is set up that way.
