Squatter on the property

Hello BP Family!

I have come across a great off market property where the property value is appraised at $145,000 and the owner is willing to accept $69,000 cash on it. The issue is that  the property was rented to a couple 4 years ago and the wife has moved out the property about 7 months ago(without paying any rent) and she was the primary renter and her husband(not on the lease) has been staying in that property for the past 7 months with no rent. The owner is OOS and due to health issues has given up on the property.

What are my options at this point if I decide to purchase the property?

Any help would be greatly appreciated.

Regarding squatters, offer cash for keys. It's painless and its the path of least resistance. If that doesn't work, hire an experienced real estate attorney and start Ejectment proceedings asap. Time is $$$$
