Get a small MF you can house hack and start that way.I'm not an expert on the auction scene, but, from what I have read, that is a challenging first step into investing. 

If you sell, you’ll likely face a significantly higher rate on any future purchase, which could make finding a cash-flowing property challenging.

Your approach here has definitely given me a lot to think about in terms of spotting hidden value.Curious, with the deferred maintenance challenges you faced, was there anything unexpected that came up during the rehab that you’d approach differently next time?

We are seeking joint venture opportunities with experienced developers who can see the value in this project and help us navigate these challenging times.As partners based in NYC, this venture was beyond our usual real estate development experience.

They barely lasted in California (they are based on London).The challenge is (1) you are assuming all listings have open houses and (2) there are a lot of moving parts that can happen behind the scenes.
