Do an actual tax projection first before jumping to conclusions. 

Then it likely takes hiring a GC to manage the project.  

I'm in Spartanburg and starting some new construction projects.

Both my wife and my background is in manufacturing, specifically operations, customer service, and project/account management. 

The particulars of a project, whether fix & flip (cash now), fix & hold (cash flow), rehab & reboot (cash out), is only one of many ways lenders decide whether to invest or not.

It requires hard work, strategy, and a willingness to take on projects others might overlook.

We liked the idea of partnership on a bigger project with the specific MTR strategy in order to increase NOI and exit in 3-5 years.

We have our own portfolio we manage and development projects across northern VA and DC.  

It’s a great way to add value to a property without putting a ton of money upfront, and it can set you up for financial success in the long run.Has anyone else done a similar renovation project or used a gift of equity in their deals?
