I have been involved in countless mold contamination projects ranging from mobile homes, to light commercial, to large and high-rise commercial, to educational environments (elementary through college level) since the early 90's. 

Personally, of all problems that a property might have, meth contamination, even when remediated scares me the most.  

Given the location, you might need a Phase I to check the potential for pollution or contamination of the soil and/or ground water.

The most you can loose is the cost of cleaning-up a contaminated property, up to your net worth.

If the land is contaminated, you may never be able to get your money out without the EXCESSIVE clean-up costs.

It is a contaminant, which is found on wet cellulose type materials, and causes harmful effects to health of people and animals.

I am afraid of being responsible for remediation costs to remove contamination if any.
