Low income choosing high occupancy to stay here.

After some initial research, choose one and then go deep in it.

Less oversupply with that product type and more renters that were renting the more expensive bigger cabins are choosing the lesser ones because they love the area but don't want to spend as much on rent.We've talked with several long time investors out there and there isn't a one that have held on to their cabins over time that aren't still adding more. 

Builders do this a lot to add extra potential sleeping area without having more bedrooms than septic is rated for.I have seen people put beds in the loft after closing or even close in this area to make an unofficial bedroom.Just be clear in your pictures and description and you should be fine either way.

Each unit is 2 bed 1.5 bath.

Those landlords that choose to artificially subsidize communities via suppressed lot rents do not generate sufficient reserves to set aside for inevitable capital improvements to the community’s infrastructure and aesthetics.

They are not as good as screwing to a stud but work a lot better than those plastic inserts.No matter what you choose to do to your rental property’s bathroom, just make sure it looks good and can hold up to tenants’ wear and tear.

I started out with value add, where we force appreciated properties by adding square footage and beds/baths.
