We put on their face that nothing was said at the training, that the first presentation was misleading and they lied to us. 

The numbers don't lie when you make conservative guesses.I have a couple spreadsheets I use to do quick evaluations of BRRRRs, STRs, and DADU/AADU development.

You should be transparent will sellers because doing otherwise could be illegal (if you have insane person sign a contract to sell a house for $1, or mislead and lie to seller about their property value in order get a contract you could be liable for fraud.

If they knowingly lied for her, they could also be held liable as conspirators.  

I had a contractor that I had to fire last month for a multitude of reasons (using my materials on his other job, extremely substandard work that has to be redone by someone else now, not paying his subs,  lying about work being completed that was not actually done, etc).

The (few) gurus I have come across at these seminars, all kind of remind me of that syndicator I had a suspicion was lying (which he was.)
