Would you be able to share what the general property management fees are on a AirBNB?

Also do research on what's required to properly manage a LLC so the veil cannot be pierced. 

I served as the buyer's agent and property manager for my clients under Blue Chariot Realty & Management.

The paid off student rental plus the 2nd student rental helps pays off the mortage for 2nd student rentals and living expenses for me and my wife. the duplex was  cash flowing approx  $300 month with the old tenants We manage everything ourselves with some help from our family. 

The utility company doesn't manage your property...they provide paid services until they're not paid anymore. 

Their insurance has asked me to return the month's payment for the remaining days of their rental (Unfortunately, I did not have a cancellation agreement).I am unsure how to handle this situation, especially since I couldn't fill the majority of the rental dates and had to offer discounts for the days I did manage to book.

Their pro formas felt optimistic with providing 6% annual appreciation and property management that is only about 6% of rent so I take it with a grain of salt (they offer their own property management services but it has terrible reviews on Yelp so I would probably go with someone else).
