I wrote the addresses down, got online on the tax assessors website, found the addresses and sent out yellow letters to the owners seeing if they wanted to sell.So besides trying to find off market deals, what else should I do to broaden my knowledge and find my next deal??

I am eager to get started, however taking a contract job would broaden my repertoire and help me secure a better day job in Colorado.

Why not broaden your scope to include any direct flights within 3 hours?

Now that I know it does in fact exist, that will assist me as I broaden my search.

Not only are your broadening your tenant base, but you are also opening your property to a consistent tenant base.  

Broaden your horizon and don't let a property that is 2, 3, 400 miles away scare you from investing; if the numbers work, they work.

On the other hand if multi units are being bid up you need to broaden your search area. 1% is doable in many parts of Ontario.
