In order for a subcontractor or supplier to file a mechanics lien on your property in FL......they must have sent you a proper Notice To Owner form within 45 days of First performing any work on your property And must File the actual lien within 90 days of completion of their work.

buy cash flow rentals is apples and oranges to what you want to do which is create a business that flips properties so you make big checks not drip income. the goal is to do what we do and flip properties to turnkey buyers thats what you want to do you do the acquiring the rehab and then sell to out of state investors looking for income long term but cant do it themselves to risky and they want a nice product you become a supplier of these assets..
