Since this generalization paints every property with a broad brush is it virtually impossible to get a true pic and valuation.  

I have a lot of broad knowledge, but sadly I didn't pay as much attention when it came to taxes that could possibly help now with real estate business.

The first thing to be cut, skipped or delayed is rent because everything else is essential to earning a living.That is a big, broad brush picture but in general will be pretty close.     

That broad range pretty much tells you how useless your cap rate comps are.
