Typing out all the possibilities & explaining the combination lease back & 1031 would be arduous .In a nutshell, for an effective solution you need to calculate her gain & then brainstorm solutions to solve the sellers situation.

I've got a "brain storm with the audience" question for the Airbnb/FurnishedFinder/Furnished apartment/STR experts out there - looking for some ideas.

BP has been absolutely invaluable in getting the brainstorming started.

We have obviously already discussed the traditional options (i.e. bank loans, FHA/HUD, our own savings), but we are currently brain storming some non-traditional and creative ways to finance the project.

It's not really a brainstorming session or anything, but once I think through the same plans enough times and get to know them like the back of my hand; I feel like I can actualize them much easier when the time actually comes to take action... recognize opportunities sooner, pull the trigger faster and with more confidence, etc. 

Brainstorm #1Is there a way to structure the entity where I might own 20% of the entity, the LP backing this venture would own 20%, and then the new sponsor would have the remaining 60%, to ensure underwriters are focusing just on the new sponsor?
