I have spoke with Ball point marketing on getting an off market list of multi family properties in 20+ zip codes in maryland but they came back with only one property in my criteria?

I currently live in Southern Maine and am looking to construct some kind of new project rather getting into rehabbing existing residentialProposed Land Budget 100-200kConstruction Budget: 400kAll in 500-600k.I have found that if I do the site work myself including clearing, septic and digging the foundation is that i can sub contract out either steel or a Lester style building (50x150) for around 300k installed with insulation and power , divided into three 2500 square foot units. 

If the building cannot be salvaged,  a lender could still provide financing for land value less demo cost.

Do some wholesaling and fix & flips for some cash now, but also buy some rentals and land for some long term gains. 

I own two mobile home parks and several on their own land.  30 total.

Real Estate is a land of opportunity but not everyone will find it or make a success of it.

If it does you have zero asset/income, a much larger debt secured by your personal residence, at just the time you probably also lose your job due to economic conditions, and all those nice folks teaching you about sno ball, infinity, you’re your own bank, etc., will be long gone.  

Spent an hour talking to the Land Use Services Division Chief and a representative from Code Administration.

The floorplates and inefficient use of land (due to parking) make it difficult to create financially feasible and useful reuse projects.
