In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant. 

COVID created a chaotic spike in both the sale & rental markets, attracting even more new real estate investors.

Keep in mind that inexpensive properties are inexpensive because they are less desirable properties in less desirable areas and attract less desirable tenants.

A study recently completed showed that most squatters are attracted to two properties: vacant and those listed for rent stating 'for immediate occupancy' or vacant. 

The whole RAD situation seems eerily similar to the Ponzi scheme run by "The Cashflow King' himself, Matthew Motil who was just charged by the SEC in 2023 for stealing over $11 million.

Would the IRS allow them to benefit from a 1031 Exchange if they would be "swapping" a million-dollar rental for one that is much lower in price?

Being a Realtor and GC, having developed tens of millions of dollars worth of properties in Redding, I KNOW this market, the areas, etc.

We paid $1.775 million for the notes, worked out a modification with the borrower, and received the first 5 monthly payments relatively on time.  

In a business, I’d say owner “net profits” (exclusive of any owner salary) of $200,000- $1 million.
