@Chris Blackburn, while I can't speak to this specifically, there are a few red flags I see in your post.1: A Realtor has to be a member of the national association of realtors, an industry trade group primarily focused on your typical home buyer.  

STR means higher liability and risk for the property owner since it is often associated with higher insurance costs, more transient tenants that are not always viewed favorably by neighbors, as well other issues and risk.

The investors in the secondary market have a very good grip on the prepayment risk associated with a drop in mortgage rates and use pricing or yield to offset this, which is why you so often hear of borrowers paying points and lender fees.

To me, these are no different than college degrees (and some cost as much or more): you wouldn't major in engineering if you wanted to be a marine biologist.  

Finding the right price does not associate with market stability or future performance assumptions.

Just because Zillow estimates a lower value, doesn't mean people will offer lower than the list price.Also, be careful about the laws with the association and renters.
