If you credit part of the rent towards the purchase, you are giving the tenant (arguably) some equitable rights to the property, which will mean when things go sideways, as they usually do in a lease w option, you will have to do an ejectment vs an eviction.Think FORECLOSURE type of process.

. :)   Maybe if I just billed a few hours of my work at full market rate and then volunteer donated whatever other amount of labor I wanted personally, it would be arguably more for profit incentive.

Depending on the submarket, many of these properties offer significantly higher Cap Rates than multifamily or industrial - both of which are arguably overheated asset types at the moment - because the market incorrectly assumes that all retail is risky.Before you invest in a strip center, the main caveat is that it requires a dramatically different skill-set to operate these types of properties so do your homework first or find an operating partner with experience.Good luck!

So I guess my biggest concern is whether or not I'm obligated to take Tenant #1 since we agree to terms (nothing signed) but hasn't they completed the application process where Tenant #2 has already completed the application process (and arguably looks better on paper) and has agreed to full price rent?
