I admire your ambition and fearlessness, but I think you need much more cushion for unanticipated expenses which is certain to happen. 

(Partially due to our focus being more on off market leads apposed to MLS leads) That just goes to show you the power of telling everyone you meet your goals and ambitions! 

That's what my ambition screams, but my calm business side says it's cap ex for a reason.
