Some contracts you will find online contain provisions which are basically an admission that you intend to commit a crime under local law. 

Would require a real good hands management on your part if you want to make it work in your favor - especially, since by your own admission that the mortgage is pretty high.

Email/Text the contractor when they can do the job, you need it in black and white and text/email is admissible in court.

@Cortney Chaite probably not what you want to hear, but if you aren't ready to buy a property, by your own admission, you arent ready to buy a property.

Otherwise, seems worth the price of admission.
