I’m in my late 20s and not in a rush to retire, but my goal is to achieve financial independence in the next 10 years through real estate.I’m considering two options:Option 1: House Hacking with a Multifamily PropertyI probably have to use all my cash for the down payment, and the rent income won't cover the mortgage.

(TL;DR version: wholesaler from NYC got a property in Mississippi under contract, then ended up helping a scammer with a fake title company steal $10k earnest money from a buyer (according to what was written in the thread of course, I have no firsthand knowledge of what occurred).

If you achieve the ideal BRRRR with zero costs, you might as well perform it in a high PSF location (as high as you can tackle with conservative reserves).My last rehab was on a property that was almost $2k psf.
