I believe it would increase overall investment demand with our  landlord/tenant laws being significantly more landlord friendly than CA, property taxes not reassessing on the sale, consistent job and population growth, proximity to Lake Tahoe, and temperatures that are not as cold as Tahoe in the Winter but are cooler Sacramento or Las Vegas in the summer.

I just removed a tenant from another property that was there for 15 months without paying rent, because Vegas' non-evict order prevented me from booting them (it expired on June 1).

I bought one in Rohnert park CA in 95 ish  4 acres for 27k that could not be built on .. but it was right behind a Home depot shopping center and there was a free way interchange.. took till 2020 but in 2017 it got brought into the city limits.. the Indians built the biggest Casino in N.

Did some research on RTP Raleigh/Durham and Las Vegas(Summerlin/Henderson) but cash flow isn't great.

I vote for Vegas 

Jim in vegas thats how we get top dollar and prime tenants .. list them on MLS  although our Vegas is A class so that could be the difference ..

And the longer a property sits on the MLS, the more people tend to think just like you: why are they sitting, and ultimately the price (if they ever sell) starts to go down, in my opinion, further than if they had slightly underpriced it on the from end.Also, Lake Mead and Las Vegas are in the news for bad reasons lately.
