.- Purchasing subsequent liens doesn’t improve rights to ultimately foreclose on the property as the senior lienholder would just pay off junior lienholders in the event of a foreclosure.Most of the institutional investors I have seen at the larger auctions were purchasing liens at a 5-6% premium last year (on a 9% note).

Then when you're able shift gears from any sort of "technician" IT and go into project management (which usually recruits its junior positions from out of the pool of software developers so that they'll know how to talk to the developers they manage).

They are looking to approve a NET payoff of 86% AFTER commissions, legal fees, conveyance taxes, payoffs to junior lienholder, seller relocation incentives etc....So lets say average costs of sale are usually 7-8% in most states.
