On my settlement statement and a provided invoice from the contractor I was actually charged $2,325, $225 more than quoted. 

We had a lawyer at the settlement company that we use often for our deals draw up a loan agreement for us.Again, it was 10 year note with a balloon payment(amortized for 30 years) .

Because it's my first deal, I think my lender is charging me high fees for settlement purposes.

The title company that did the settlement offered a "gift deed" as a method to transfer ownership of the property, from my wife and I to the LLC.

@Josh Caldwell and @Jeanni Prescan i just settled a property this week where there was a holdback (an escrow ) set up to cover PA State Inheritance Tax liability, and I had another one two weeks ago, so I've had money taken from the proceeds on two settlements in two weeks going to Dept of Revenue for PA Inheritance Tax.We've also had hundreds of settlement, where the owner of the PA real estate lived in another state and "assumed"  that since they weren't PA residents that they didn't have to pay the Tax.

So neither of you were doing what you were supposed to....but thats a moot point, because its in the contract, and the seller and buyer sign that form at closing that says they will correct any mistakes post settlement that arise.
