Hi,My tenant damaged two panels of the garage door by backing up to it.

Similarly, one of the houses needed an electrical panel replaced (we found out with the inspection) and once we said we wanted the cost covered by the sellers, he sent his electrician in to get a quote, and wrote it in the contract.

This is my first time painting so I'm not sure how well 1 coat of Kilz will seal the smell or wood paneling color. 

An alternate and cheaper plan for the door would be to change it to glass or add a glass side panel too.

If you have a new panel in a moderately sized house, you're most probably have a 150 amp panel.  

I have the experience and ability to repair almost everything in a property(furnace repair and replacing the electrical panel are about the only things I can't do).

In working to get insurance, I found out the home was not insurable and I wouldn’t be able to complete the repairs in under 30 days to get it insured because it is currently tenant occupied until the end of the lease.I notified the wholesaler that there are some issues here and I would either need to buy it with cash (as intended) and leave it uninsured while hustling to do the roof, AC, and electric panel in under 30 days (a little tough to do with the permitting of a roof in Brevard county, FL right now).He said he’d check to see if any other buyers were interested and would “consider” refunding the assignment fee.

The inspector told me that there is a product used for this that is a peel and stick faux wood panel. 

They would also be really close to the electrical panel (100 amps) on the same wall.
